Dim setting question on lines inside linar dim

Hi,

 

I have the following dimension and I want to removed the lines inside the arrows.

 

Note: I had to use the flip arrow command(AIDIMFLIPARROW) to get the arrows on the outside so not sure if that has anything to do with why I can not remove them. I also have the draw lines between unchecked.

Use the Properties Palette to remove the minus (-) from the Text Offset value.

Hi,

 

 

There is no minus sign on the text offset its currently 0.09, if I put a minus sign on the dimension it adds a basic dim box, I played around with the value of that and still have the lines, I am talking the lines in line with the arrows, not the basic dim
